The County Assessor is an elected official and constitutional officer,
who is charged by law with the responsibility of independent oversight and preparation
of the annual local property assessments, from which property taxes are derived.
The Office of the Assessor locates, inventories, and sets values for all taxable property
within Sutter County, with the exception of certain State-assessed properties and other
specified properties which are designated as exempt from taxation, by law.
Property values are set each year, as of January 1, which is also known as the lien date,
for property tax purposes. The complete compilation of property values is known as the
local assessment roll. The local assessment roll must be turned over to the County
Auditor-Controller on July 1, annually. The Auditor-Controller applies appropriate tax
rates to the assessed values. The County Treasurer-Tax Collector then issues tax bills.
The body of law governing the assessment of property throughout the state is the State
of California Revenue and Taxation Code. The laws are complex, ever-changing, and
sometimes perplexing. Regardless, it is the Assessor’s responsibility to interpret
these laws and to insure that they are fairly and uniformly applied in the assessment process.

We are pleased to announce the ability now to search the Sutter County property assessment roll
online. You may search for property assessment information by the Assessor Parcel Number (APN) or
the street address of the property. Assessment information is available for the current and prior
tax years.

Assessor's Parcel Book Index and Map
Map books located in the Assessors’ Office contain parcel maps of each parcel of real property located
in Sutter County. These books are identified by a two-digit number indicating the County area where
each parcel is located.
Books 06 through 35 are in unincorporated areas of the County, with the exception being Book 06 which
also covers the incorporated city of Live Oak. Books 51 through 63 are all in the incorporated city of
Yuba City, with Books 51 – 55 located on the east side of Highway 99 and Books 56 – 63 located on the
west side of Highway 99.
